Since 1981, Havens Limited has handled over 14,000 client matters. That experience includes dozens of title claims cases, seven jury trials, the then-highest value property sale by square foot in the downtown metro, and 2,500 acres of Intel-related sales and 1031 replacements.
As president and founder of Rudolph Investment, Jim serves as an owner’s representative, developing over 40 real estate assets totaling in excess of $100 million with another $170 million currently in process.
Founded in 1984 by Jim, Cardinal Title has insured and closed hundreds of projects. Those projects include the Franklin County Convention Facility, Le Meridien Columbus, The Joseph hotel and the Grandview Mercantile high-rise.
Mr. Havens served as an elected official for three terms (1996-2008) and chaired the Granville Township Board of Trustees. He helped form and implement Ohio’s first Open Space acquisition program under the then newly enacted ORC 5705.19(HH). This program collected approximately $5 million in tax and unrestricted proceeds and was used to acquire eighteen properties in Granville Township, Licking County, Ohio.
